Tiago Title offers title insurance for commercial and residential real estate transactions across the United States. Most may not realize but a title insurance policy is a written contract between the insured and the insurer to indemnify the insured up to a specified amount against loss caused by encumbrances to the property or defects in the title to the real property purchased. A title insurance policy protects the insured’s interest in the real property. Also, please note a title insurance policy insures against financial loss and it will pay the cost of defending the insured against a covered claim. The insured only pays for this protection once and it is normally a part of the seller’s closings costs. Tiago Title is attorney owned and operated. Please note a title insurance policy normally includes the following services:
• A search is ordered of relevant land titles and other related land records;
• One of our highly skilled title search staff evaluates the title search to determine the insurability of title;
• A commitment for title insurance is issued;
• All title defects must be cleared or resolved which are noted on the Schedule B exceptions to the policy;
• Recording of all applicable documents and filing all releases if required;
• Issuing the title insurance policy;
• Mail all original documents back to the buyers.
